Victorian & Queen Anne Houses in Atlanta’s Oldest Historic District
West End is one of Atlanta’s oldest neighborhoods and has been a City of Atlanta Historic District since 1991, with Victorian, Queen Anne and Craftsman houses on lots that are larger than most intown neighborhoods offer. Many owners have been here for decades; many others arrived with the BeltLine Westside Trail and the Lee + White district. Either way, the houses are big, the woodwork is elaborate and the repair list is long enough that the order matters.

What We Typically Repair in West End
A Victorian house on a large lot has more exterior wood than almost any other house type: wraparound porches with turned columns and balusters, decorative brackets and cornices, tall window casings, beaded siding and often a second porch or bay. Rot follows water, so it shows up at porch floors and column bases, beam ends under failed gutters, window sills and the lowest siding courses. We repair in sections and replicate profiles where a piece can’t be saved, so the house keeps its character and stays within what the Historic District allows without a review.
Inside, ceilings are high, walls are plaster, doors are tall and heavy with mortise locks, and pocket doors and transoms are common. All of it is repairable by someone who has done it before. The Craftsman bungalows on West End’s later blocks bring the usual porch-column and sill work. And because the houses are large and the lists are long, we spend a fair amount of time helping owners decide what to do first.

Water first
Anything soft, peeling or under a failed gutter comes first, because it gets more expensive every season. Porch floors and column bases, beam ends, sills and low siding. We’ll walk the exterior with you and mark what can’t wait.
Then the envelope
Doors that don’t seal, windows that don’t close, trim with open joints. These cost you comfort and utility bills, and they let water into the wood you just fixed.
Then the finish
Plaster cracks, paint, hardware, built-ins. Satisfying and visible, and fine to phase over time once the house is dry and tight. In-kind repair keeps you out of Historic District review; we’ll tell you if a change you want would need it.

West End Handyman FAQs
Do I need City approval to repair my porch in West End?
For in-kind repair, generally no. West End is a City of Atlanta Historic District, so visible changes to design or materials on an exterior can require a Certificate of Appropriateness. Replacing rotted wood with matching wood is maintenance. We’ll say so before starting if a project would change how the house looks from the street.
My house needs a lot of work. Can you help me prioritize?
Yes. We walk the exterior and interior with you, flag what is actively getting worse (rot, water paths, doors and windows that don’t seal) and help you order the list so the money goes to the right things first. Hourly billing lets you phase it at your own pace.
Can you match Victorian trim and balusters?
In most cases, yes. We splice rotted sections and replicate profiles for pieces beyond repair so the new work blends in. A photo of an intact piece is all we need to plan it.
What is the trip charge for West End?
$50. West End (30310) is in our primary service area. Labor is $125 per hour with a one-hour minimum, billed for the time actually worked.
