Starting at $150 per month, one hour to complete the following:
- Monitor water filtration system/water softener and furnace filter. Fill/replace as needed (Filters provided by homeowner).
- Inspect toilets for water leaks, fill level, flapper condition, fill valve condition, supply line condition, and tighten toilet seats. Includes 1 fill valve + 1 flapper replacement per toilet annually.
- Visual inspection of home exterior to address minor issues such as caulk repairs, vent obstructions, insects, or wasp nests.
- Replace light bulbs as needed (Bulbs provided by homeowner).
- Test all GFCIs; we replace any failed GFCI for $50 including material.
- As time allows, address additional items on the homeowner’s to-do list.

Hourly rate reduced to $100 for all work after initial hour on day of visit and 10% off labor throughout the month on other scheduled work.
