Edgewood Handyman Services
Century-Old Cottages, New Townhomes & the Repairs Each One Needs
Few Atlanta neighborhoods put a 1905 cottage and a 2020 townhome on the same block as often as Edgewood does. The older houses need what old houses need: wood rot repair, doors and windows that have shifted, plaster and trim. The new ones need a different kind of attention: settling cracks, builder punch-list items, HOA-compliant exterior upkeep and a lot of mounting and shelving. We handle both, often on the same street on the same day.

What We Typically Repair in Edgewood
Edgewood’s older cottages and bungalows share the east-side list: porch posts and floorboards that have softened, window sills and the low siding courses that take splash-back from the ground, doors that have drifted out of square and interior plaster that cracks at the corners. Much of this housing was renovated during the neighborhood’s last two decades of change, and the renovations bring their own follow-up: drywall seams that opened, trim that was caulked rather than fitted and hardware that was never adjusted.
The townhome communities built since the 2000s, many of them around the Edgewood Retail District and along the eastern BeltLine corridor, produce a tidier but longer list. Hairline drywall cracks and nail pops appear as the frame settles; interior doors and closet doors go out of adjustment; caulk pulls away at tubs, counters and window trim; and exterior items like railings, shutters and porch light fixtures need periodic repair or replacement in colors the HOA has approved. Then there is the work of making a townhome feel like home: TV mounting, floating shelves, closet systems, curtain hardware and furniture assembly.

Learn MoreBefore You Book: Old House or New Townhome?
New townhome: check your builder warranty first
Many builders cover certain defects for the first year and some structural items longer. If you are inside that window, ask the builder to fix warranty items before paying anyone. Once it lapses, send us the full list and we’ll work through it in one visit.
HOA exterior work: send us the approved specs
If your community has an approved paint color, railing style or light fixture, forward the spec sheet or the HOA’s email. We match it exactly, which keeps you out of the violation letters.
Older cottage: prioritize water first
Rot at porch posts, sills and low siding spreads while cosmetic items wait patiently. If the budget only covers one visit this season, start with anything that is soft or peeling on the exterior.

Edgewood Handyman FAQs
Do you do punch-list work in Edgewood townhomes?

Can you match HOA-approved colors and fixtures?
Yes. Forward the approved spec and we match it. For exterior paint we bring the exact color; for railings and fixtures we source the approved style or an HOA-accepted equivalent.
